An Independent Firm Built on the Emerald Coast
18 years. Woman-owned. Locally operated. Still here — because we never stopped caring about the communities we serve.
Our Story
At the age of 23, Tracie was the mayor of her town, serving several years on the city council after working as a reporter for a local, daily newspaper and covering city council, county commissioner, city hospital, and school board meetings. She worked closely with local police departments, county sheriff departments, and the district attorney's office.
She credits those years of experience as the building blocks that enable her to work as a community association manager because the requirements are so similar. Being a business owner in the convenience store industry for more than 16 years, she learned how to be successful in business.
Known as a "mover and a shaker," she started the first PTA in her local school system and was the charter president. Tracie is a member of the Walton County Taxpayers Association and enjoys traveling, writing, and living and working at the beach.
Today, The CAM Firm, Inc. is a full-service association management company that still believes in customer service, while providing a hands-on approach to management — including financial management, facilities and contract management, record maintenance, association governance, and administrative services.

Certified Woman-Owned Small Business
The CAM Firm, Inc. is a state-certified Woman-Owned Small Business (WOSB). That certification reflects more than ownership — it reflects our values. We are a firm built on relationships, accountability, and the belief that community management is a calling, not just a contract. When you work with The CAM Firm, Inc., you're supporting a local, woman-led business that has invested nearly two decades in the Emerald Coast.
What WOSB means for you:
- A firm with real ownership accountability — not a faceless corporate entity
- Leadership that is personally invested in every community we manage
- A business built on relationships, not quarterly earnings reports
- Support for a locally owned Emerald Coast business that gives back to the community
Why We'll Never Be Acquired by Private Equity
The property management industry is being reshaped by private equity consolidation. Firms are buying up local management companies, rebranding them, cutting staff, raising fees, and preparing them for resale — often without communities even knowing it happened. The result: boards that think they're getting personalized service are actually getting a standardized product optimized for investor returns, not community outcomes.
Community associations are long-term commitments. Private equity ownership is temporary by design. When decisions are driven by preparing a company for resale, service, stability, and institutional knowledge are often the first things compromised.

The CAM Firm, Inc. was built to be the alternative. We are locally owned, community-focused, and committed to the Emerald Coast for the long haul. Our managers aren't interchangeable resources — they're professionals who know your community, your board, and your homeowners by name.
Our Mission & Values
We exist to give HOA and condo communities on the Emerald Coast the kind of management that large firms promise but rarely deliver — responsive, transparent, and genuinely invested in the long-term health of every community we serve.
Hands-On Service
We don't manage from a distance. Our managers are present, accessible, and personally invested in the communities they serve.

Clear financial reporting, honest communication, and no hidden fees. Your board always knows exactly where things stand.
Local Accountability
We live and work on the Emerald Coast. Our reputation is built here, and we protect it by doing right by every community we manage.
Long-Term Commitment
We're not preparing for an exit. We're building relationships that last — because your community deserves a management partner, not a vendor.
